Developer plans new homes for Crescent Village
When the Butlers were looking for their company’s next construction project, they knew that it needed to be something different from the homes that the company had been building for the past few years.
“The market has changed,” says Mandi Butler. “People are looking for different design features in a home than they were 10 or even 5 years ago. Our lifestyles are changing; we all have less time and want to be conscious of how we use that time.”
Future B Homes is very familiar with the North Gilham area and when they heard that there was an opportunity to design new single family homes in Crescent Village, the company saw this opportunity as a chance to build homes for today’s lifestyle.
Very few builders are building speculative homes in the current economy, but the Butlers believe the company has enough market knowledge and experience to deliver what buyers want. “Crescent Village provides the low maintenance, convenience and efficiency that people are demanding in their homes now.”
Future B Homes has been developing neighborhoods in North Eugene for over 30 years. Robert and Dorothy Butler built one of the company’s first homes on Crescent Avenue, and two generations later the family is following in their grandparents footsteps, having constructed over 200 homes in some of North Eugene’s premier neighborhoods: River Pointe, Crescent Meadows and, most recently, Hawthorne Estates.
Future B Homes has designed two styles of homes for Crescent Village. The look will be very similar to the three story homes that line the east side of Lord Byron Place currently, but will have one-story less than their three-story cousins. The model home, on the front lot of Lord Byron, will be showcased on this year’s Tour of Homes.
“Both home styles will have the master bedroom on the main level, which is a trend that we have found appeals to all types of people,” said Mandi. “Plus we have incorporated open living spaces that connect the living, dining and kitchen area. Despite the smaller footprint, the home will provide very generous storage areas, as well as flex spaces.

AWARD WINNING DESIGN
The Greenwood design won 3rd place in the THD 1st annual Green House Plan Competition existing home plan catagory. This design was also featured in April’s edition of GreenBuilder Magazine (page 19).
“The ENERGYS STAR® competition was conceived to promote sustainable building, healthy homes and encourage architects and designers to design innovated, new green house plans. The basic criteria consisted of energy efficiency, green design, and design quality.”
From this, we are pleased to kick off our new plan type Green Standard home plans. The homes in this catagory have carefully been designed and detailed with green building principals focusing on maximizing efficiency of the plumbing, mechanical system, insualtion, and more.

The design created from the 2010 Home from the Heart survey results is this year’s Heartview plan. This years trend is a smaller more efficient single story ranch style home, and the great room concept remains as a strong desire. The Heartview’s natural materials cover the exterior and natural light bathes the interior, thus connecting the inside living areas with this ranch home plan’s surroundings. In the expansive great room at its heart, the kitchen is laid out along one wall, while a home entertainment center and fireplace line another. Glass in windows and doors fills most of the two exterior walls.

I’m Harlie, Associated Designs new office dog. I’m a 7 week old Chocolate Labrador and I’m really sweet.

When the Associated Designs staff tallied the results of our 2009 Home from the Heart Survey, it wasn’t surprising to find that families wanted to spend about $30,000 less than last year for about the same square footage. Money is tight, but dreaming hasn’t downsized.
Several months ago, Associated Designs asked our readers to choose the features and layout they envisioned in their ideal home. Readers like you from all over the United States and Canada took part in our 2009 Home from the Heart Survey. Now that the survey results have been tallied, we’re ready to share what we’ve learned. Taking it a step further, we’ve designed the Heartville, a home based on the survey results.
When it comes to exteriors, the ranch style home is nearly three times as popular as its closest competitor. About half want a one-story home between 1800 and 2600 square feet with a basement.
Across the board, people want more green building features, with advanced insulation topping the list. “Good insulation is very, very important,” noted a woman from Utah. More than 40% want heat pumps, water efficiency, energy efficient design, advanced framing and increased use of recycled materials.

While we will miss the sentimental value of our good old blueprint machine, the fact is it was not very friendly when it came to the environment. The chemically treated paper was not recyclable and the ammonia based development process was smelly.
With the addition of a new large format digital printer we now print on paper that is 100% recyclable. We are even starting with recycled paper which uses 30% post consumer fiber, is SFI (sustainable forestry initiative) certified and is acid free. The new printer is also a copier and scanner, so if you need copies up to 36″ wide and 500′ long we can do that. We can also scan and create electronic files of your plans.
In addition to greening up our printing process we are working on switching to a digital plan development process, which will substantially reduce paper consumption within our office. Most of our clients now are reviewing the early preliminary plans via email. (It’s still a good idea to review the final stages of the design development using large format, scaled prints.)
Also, a number of the companies that are involved in the plan development are joining the “paperless” process. Engineers, truss manufactures, lumber yards, and a ever expanding number of contractors and trades people are now receiving plans electronically.
We welcome any ideas as to how we can continue to work toward being the most environmentally friendly design firm we can be.

We are very excited that our website has a fresh new look!
The new site is more user friendly with double the number of search criteria in the advance search, the ability to view side and rear elevations, and many more new features.
One unique new feature is our “Spin-Off Plans” button. This differs from the “Similar Plans” button in that it only shows the plans that are a revision of the plan you are viewing.
Newspaper publishers now have the ability to create a custom schedule based on plans they want to feature. A publication running a feature on cabins, for instance, can now get column materials for any available cabin design right online!
Since we have added more criteria to our search options, we are still feverishly entering the elevation views and additional data. If you happen across a plan that does not feature side or rear elevations, give us a quick call or email; we’ll get it entered for you!
